Henderson Avenue

For years, Dallas spoke of Knox-Henderson almost as one neighborhood—two stretches of the same east-west corridor separated by Central Expressway. That shorthand still works geographically. Increasingly, though, the two sides feel very different.

Cross Central from the increasingly polished Knox Street, and Henderson loosens up. The buildings are more varied. Longtime restaurants sit alongside neighborhood bars, independent businesses, newer townhomes, and the occasional place you might miss if you weren't looking for it. It has always felt more connected to the casual, creative side of East Dallas than to the luxury neighborhoods just west of the highway.

Now Henderson is changing, too.

A major new development is bringing a new generation of retail, restaurants, offices, improved sidewalks, and public spaces to the corridor. The investment will undoubtedly make Henderson more polished, but the early mix feels distinctly different from Knox: contemporary fashion, Western brands, wellness, food, and several concepts new to Dallas and Texas.

The residential streets around it add another layer. Condos and townhomes create a relatively accessible entry into this part of the city, while newer single-family infill sits among older homes and apartments. Lower Greenville and the M Streets are nearby, and Downtown Dallas is roughly 10 minutes away.

That mix is really the point of Henderson. Old and new don't always match perfectly here, and they don't particularly need to. The street is growing up, but its appeal still comes from feeling a little less predictable than the Dallas neighborhoods on the other side of Central.
