Northwood Hills: A Different Kind of North Dallas
There is a sense of space in Northwood Hills that can be easy to miss when you are looking at a map of Far North Dallas. Streets of established homes, mature trees, and generous yards sit surprisingly close to the busy corridors that connect Dallas with Addison.
This is not a neighborhood built around a walkable restaurant strip. Its appeal is more residential: room between houses, varied architecture, and the ability to get to shopping, dining, and major routes without living in the middle of them.
The Homes and the Land
Much of the housing reflects the 1960s and 1970s, when larger ranch-style and traditional homes were built on substantial parcels. Today, buyers will find a mix of original interiors, thoughtful renovations, and homes that have been substantially reworked. The condition, layout, and lot can differ considerably from one address to the next.
In the January–June 2026 CMA sample, the median lot was 0.435 acres and the median home measured 3,704 square feet. Those figures describe the selected sales, not every home in the neighborhood.
Location and Daily Life
Northwood Hills occupies a useful position in Far North Dallas, with Addison dining and shopping, the Dallas North Tollway, and LBJ Freeway within the broader daily orbit. That convenience is largely car-based; the practical question is less whether a destination is nearby on a map and more how easily you can reach it from a particular street.
For dining, the wider North Dallas and Addison area matters. Neighborhood Services, III Forks, Kenny’s Italian Kitchen, Brentwood, and other destinations are part of the larger restaurant conversation, even when they sit beyond the neighborhood itself.
Schools and Address-Level Details
School district and campus assignments should be checked against the exact property address. Do not assume that every home described as Northwood Hills shares the same assignments. Buyers should also verify lot dimensions, renovation permits, and any applicable deed restrictions or neighborhood rules.
Market at a Glance | January–June 2026
The supplied geographic CMA includes 21 closed residential sales, with a median closed price of $1,200,000, median price per square foot of $312.40, median cumulative days on market of 22, and median sale-to-list ratio of 96.0%. Closed prices ranged from $566,000 to $2,650,000.
These are historical closed-sale statistics from a neighborhood-boundary CMA, excluding the February sale at 14214 Edgecrest Drive because the property was renovated and resold in June. The range is a useful reminder that property condition, improvements, size, and lot characteristics matter; it is not a forecast of current value.
